Fees for Renting your Sheffield Property

At Sheffield Residential we like to be transparent with our fees. If you have any questions please do not hesitate to contact us.

Tenant Application Fee
£150 (£125+VAT)
is payable per individual/prospective tenant*
This is a non-refundable application fee

We will never ask you for a fee until you and any other person you intend to share a property with (and guarantors if applicable) have been provided with an application form and you are fully aware of what information and documents are required from you.

Guarantor Application Fee
£125 (£104.17+VAT)
is payable per individual/prospective guarantor, when applicable*
This is a non-refundable application fee

We will never ask you for a fee until you and any other person you intend to share a property with (and guarantors if applicable) have been provided with an application form and you are fully aware of what information and documents are required from you.

We do not charge any additional fees for tenancy set-up, check in or check out.

Renewals
Once a fixed term ends, we charge non-refundable renewal fees as follows

No application fee is charged for Parking Space rentals

*Per individual means for each prospective tenant and then for each prospective guarantor, where applicable.

The application fee covers our administrative costs of setting up an application file, undertaking viewings, liaising with the landlord, referencing, tenancy set up and arranging a check in and check out.

The renewal fee covers our administrative costs of setting up a renewal, confirming acceptance by the landlord, negotiation on rent and further referencing if required.

A deposit equivalent to one month to 6 weeks is payable (in some circumstances, this is 8 weeks). For parking spaces, a deposit of £100 is payable.

You will be advised of all tenancy fees prior to making any payment of an application fee. The following are tenancy fees (if applicable):


Rent Overdue – First Notification Reminder Fee £40 (+£8 VAT = £48)
Rent Overdue – Second Notification Reminder Fee £50 (+£10 VAT = £60)
Rent Overdue – Third Notification Reminder Fee £70 (+£14 VAT = £84)
Rent Overdue – Subsequent Notification Reminder Fee £80 (+£16 VAT = £96)
Late Rent Interest – Daily above B of E Base Rate 6%
Contractual Reminder/Breach Letters £90 (+£18 VAT = £108)
Missed Check In/ Check Out Appointment £90 (+£18 VAT = £108)
Landlord reference (per request, per person) £35 (+£7 VAT = £42)
Office Set: Keys Handling Fee £25 (+ £5 VAT = £30)
Saturday or Fast Track Check in £50 (+ £10 VAT = £60)
Payment Return charge £20 (+ £5 VAT = £25)
Meter Reads During Tenancy (per request) £20 (+ £5 VAT = £25)
Abortive Appointment – access denied/restricted £75 (+ £15 VAT = (£90)
Additional Deposit Return Accounts (per account) £20 (+ £5 VAT = £25)
Fast Track: deposit returned within 10 working days £20 (+ £5 VAT = £25)
Fast Track: deposit returned within 5 working days £30 (+ £6 VAT = £36)
Fast Track: deposit returned within 2 working days £40 (+ £8 VAT = £48)


We do not accept cheques. Standing order and bank transfers are not charged by us. Any other payment that is not by standing order or bank transfer, we charge a non-internet/standing order handling fee of £5.

All tenancies are for a fixed term. In exceptional circumstances, we may agree for a fixed term tenancy to end early. Fees apply but these cannot be determined in advance due to a number of variable factors and can only be determined if applicable.

We have Client Money Protection via The National Approved Lettings Scheme and are members of The Property Ombudsman for Lettings, the The National Approved Lettings Scheme and SAFE Agent.
