First of course are the basics, checking if a property is legally compliant (as examples, electrical and gas safety, furniture safety, Energy Performance Certificate), writing a description, good quality photos and then advertising the property. This is followed by a lot of work behind the scenes to pro-actively market your property on social media and contacting prospective tenants on our database. Hours and hours can then be spent taking enquiries by email, telephone, in the office and online. Then viewings and viewings…sometimes no shows after we’ve travelled and waited at the property and the timewasters, for hours and hours to ensure the right tenant is matched to you and your property and not just any applicant!
Don’t forget at this stage and after hours and hours of work, we haven’t been paid a penny! Also remember, ultimately neither we or you set the rental price, the market does!
When someone applies for a property then there’s a colossal amount of time we spend in internal referencing and to make sure everything is cross-referenced. Then there’s the deposit to be protected and to ensure all the legalities are adhered to in relation to deposit protection and the prescribed information to be issued correctly and in the legal timeframe (the Housing Act 2004, the Localism Bill 2011 and the Deregulation Act 2015).
There’s now the added burden of right to rent checks under the Immigration Act 2014!
There’s the tenancy agreement to be signed and check in to be booked…all this takes time and we have systems in place which are costly but built to make the landlord and tenant experience seamless and stress free.
Then during the tenancy, it’s the pro-active management of tenants.
